EPA-Developed Testing Method
ERMI Mold Testing in York, PA
A deeper look at your home's mold history through DNA-based dust analysis. Available as an add-on from MasterTech York when the situation calls for it.
The Science
What Is ERMI Mold Testing?
ERMI stands for Environmental Relative Moldiness Index - a testing methodology developed by the U.S. Environmental Protection Agency (EPA).
Unlike traditional mold testing that samples the air or surfaces at a specific moment, ERMI testing analyzes settled dust inside the home. That dust is sent to a laboratory where it is tested for mold DNA across 36 different mold species.
Because dust builds up over time, ERMI can sometimes provide a longer-term snapshot of mold conditions in a home - rather than just what's floating in the air the day of the inspection.
Important to Know
ERMI does not replace a professional mold inspection. It's simply another tool that can be useful in specific situations.

The Process
How ERMI Testing Works
Five clear steps from dust collection to a final score you can actually understand.
01
Dust Collection
Settled household dust is collected from specific areas inside the home using a specialized sampling device.
02
Lab Submission
The dust sample is sent to an accredited laboratory for analysis.
03
DNA Analysis
The lab tests for the DNA of 36 mold species using molecular biology techniques.
04
ERMI Score
A score is calculated that compares your home to a national reference database of U.S. homes.
05
Expert Review
Results are reviewed alongside inspection findings and explained in plain language - no scare tactics.
Understanding the Difference
ERMI vs. Traditional Mold Testing
Both types of testing answer different questions. One isn't better than the other - they're just different tools.
Traditional Testing
- Measures what's present in air or on surfaces right now
- Reflects current conditions
- Works best for identifying active issues
- Commonly used for inspections, real estate, and verification
Best For
Active issues, real estate, post-remediation
ERMI Testing
- Analyzes settled dust accumulated over time
- Reflects what may have built up over months or years
- Can add context when air results are low or inconsistent
- Used selectively, not routinely
Best For
Long-term exposure context, unexplained symptoms
Honest Guidance
When We Recommend ERMI - and When We Don't
We prefer to discuss ERMI after a full mold inspection. More testingisn't always better testing.
We Recommend ERMI When...
Unexplained Symptoms
Ongoing health concerns but traditional air or surface testing doesn't fully explain what you're experiencing. ERMI can sometimes add longer-term context.
History of Water Damage
A home with a known history of leaks, flooding, or water damage - even years ago. ERMI may help identify mold conditions that developed over time.
Inconsistent Results
When inspection findings and lab results don't quite line up with what occupants are noticing. ERMI can help fill in some of the gaps.
Persistent Musty Odors
A home consistently smells musty but there's no clear source or active moisture issue. ERMI may help determine whether mold accumulation is a factor.
Older Homes
Properties with multiple renovations where ERMI can provide useful insight into long-term mold conditions not obvious during a standard inspection.
Added Peace of Mind
For clients who want a deeper level of understanding after a full professional inspection. ERMI can offer additional information to help feel confident about next steps.
We Do NOT Recommend ERMI When...
- There's active moisture or leaks present
- Visible mold growth is already confirmed
- Repairs or remediation haven't been addressed yet
- The situation is time-sensitive (like a real estate transaction)
- ERMI results would likely create more confusion than clarity
The Bottom Line
In those situations, fixing moisture problems and verifying results afterward makes far more sense. We'll always tell you if ERMIdoesn't add value for your situation.
What ERMI Does NOT Do
ERMI testing is often misunderstood online. Here's what it does not do:
- ERMI is not a replacement for air or surface sampling
- ERMI does not locate the source of mold
- ERMI does not identify active moisture problems
- ERMI does not diagnose health conditions
- ERMI alone should never be used to justify mold remediation
ERMI results only make sense when reviewed alongside a full inspection and real building data.

Our Approach
How ERMI Fits Into Our Inspection Process
Our process stays the same for every inspection. Only after completing it do we even talk about ERMI - and only if there's a valid reason.
Visual inspection of the home
Moisture detection and thermal imaging
Air and surface sampling when appropriate
Review of findings and discussion of next steps
ERMI discussion only if there's a valid reason
How We Interpret ERMI Results
- Results evaluated alongside inspection findings
- Moisture data and building history considered
- Scores explained in plain language
- No scare tactics. No automatic assumptions.
- Numbers alone don't tell the full story - context matters
Our Philosophy
ERMI is a tool. Not a solution.
More testing isn't always better testing. The right testing, used responsibly, is what actually helps people. We don't sell cleanup services. No scare tactics. No confusing jargon. Just straightforward answers so you can make the best decision for your home and family.
We don't push ERMI. We explain it and let you decide.
ERMI and Health Concerns
ERMI is not a medical test.
What it can sometimes do is provide environmental context that homeowners or healthcare providers may find helpful when combined with other information.
- We don't draw health conclusions
- We don't make medical claims
- We provide building-related data and explain what it means
Any health decisions should always be made with a qualified medical professional.
ERMI for Physicians and Practitioners
We use ERMI as a supplemental environmental tool, not a screening method.
- ERMI is used selectively
- Results are interpreted conservatively
- Findings are explained without alarm
- ERMI is never used as a standalone decision-maker
Our role is to provide clear environmental insight - not diagnoses or treatment direction.
ERMI Testing Cost and Transparency
ERMI testing is an optional lab-based test and is priced separately from a standard mold inspection. Because ERMI involves laboratory analysis and professional interpretation, there is an additional cost.
We only discuss pricing if ERMI actually makes sense for your situation.
If it doesn't add value, we'll tell you not to spend the money. That's how we operate.
